Experience:
Presently
and since August 1989, Merrill E. Swanson has been actively engaged
as an independent fee appraiser with the firm of Dugger, Canaday,
Grafe, Inc., Real Estate Consultants and Appraisers (Dugger/Canaday)
formerly Love and Dugger. He is a Shareholder in the firm
of Dugger/Canaday located at 111 Soledad, Suite 800, San Antonio,
Texas.
Primary
valuation experience includes agricultural properties, industrial
developments and commercial acreage in metropolitan areas plus various
commercial real estate in smaller cities throughout Texas.
Mr.
Swanson has appraised a number of high profile agricultural properties. Farm
and ranch valuation experience includes rice, cotton and grain
farms, working and recreational ranches, fractional interests
in rural properties and special purpose agribusiness properties. Valued
agribusiness properties include grain handling and drying facilities,
rice drying and milling operations, fertilizer plants, cotton
gins, large wholesale plant nurseries, cattle feedlots, horse
breeding and training operations, etc. Rural land appraised
ranges from small properties to ranches in excess of 200,000
acres.
Mr.
Swanson's primary trade area includes South and Central Texas,
the Texas Gulf Coast and West Texas. Appraisals have been
prepared in all major land resource regions in Texas. Out
of state valuation counseling experience includes land in the
Southeast United States.
Clients
include attorneys, commercial lending institutions and trust
departments, major insurance companies, governmental banking
entities, estates, individuals, land investors, mortgage companies
and the National Park Service.
Other
real estate experience includes (1) office-warehouse leasing
with the William N. Carl Company, Houston, Texas and (2) market
research of commercial land with Raymond R. Betz Interests, Inc.,
Houston, Texas.
Mr.
Swanson is a native of the Texas Gulf Coast from El Campo with
family farming and ranching interests in Wharton and Goliad Counties.
